PLANNING AHEAD

THINGS TO KNOW BEFORE YOU COME...

• We provide a start-up supply of bath tissue, paper towels, trash bags, hand soap, dishwasher and laundry detergents.  You will need to supply additional stock of these items if more is needed.

• We provide bed sheets, bath towels, and kitchen towels.  We do not supply beach towels and we ask that our bath towels do not go outside. Please pack beach towels for your trip so you can enjoy the lake!

• We are located in the hills of Tennessee where there are lots of bugs and wildlife.  If mosquitoes typically find you an appetizing buffet... they will down here too! Remember to pack your bug spray along with your SPF sunscreen!

• While we are located closer to town then many lake properties, you don't want to spend your vacation shopping for groceries!  You can place an order for pick up or delivery before you leave for the trip!  We use Instacart and have access to all our favorite brands.

• If you are launching a boat, the closest marina is only 5 minutes from the house (both by boat or car) ~ Indian River Marina is located at 740 Indian River Boat Dock Rd., Jacksboro, TN 37757. The launch fee is $10 and can be paid inside.  When coming by boat; keep going left until you reach our cove... you will see No Wake Marina on your right and you know to look for our dock with the green roof just a few houses down.

• You can park 2 cars with boat trailers or up to 4 cars at the property on the gravel driveways on either side of the house.

• DO NOT use the next door neighbors driveway/ramp for any reason.  They have asked that there is no trespassing on their property... this includes launching the kayaks/canoes in the low-water months.

RULES WE VERY MUCH ENFORCE

• We do not allow pets of any kind. Having an animal on the property is grounds for immediate termination of the rental agreement with no refund for the remaining rental days. Any additional cleaning fees we incur to remove dander, hair, feces or the like will be billed to the guest.

• We do not allow smoking or vaping inside the house. There will be a $300 fee for the rental of an OZONE machine to clean the air prior to the next guest arrival if our cleaners believe there is an odor due to smoking or vaping in the property.

• The maximum number of guests allowed at the property is 12.  We do not allow parties or gatherings of more than 12... regardless of whether they are sleeping there or not. Violation of the guest maximum rule will also result in immediate termination of the rental agreement with no refund of remaining rental days.

• Quiet Hours are 10pm - 7am, please plan your activities accordingly
